Not a brokerage
Pickwick Lake Guide is a publisher. We are not a real estate broker or agent, we do not represent buyers or sellers, we do not negotiate, and we are not a party to any transaction. Property listings are advertisements placed by the owner or by a licensed real estate agent, who is responsible for their accuracy. Any flat fee we charge is for advertising space, not a commission, and does not depend on whether a sale happens. Do your own due diligence and use your own agent, attorney, inspector and surveyor.
Fair housing
All property listings are subject to the federal Fair Housing Act. We will not accept a listing that indicates a preference, limitation or discrimination based on race, color, religion, sex, disability, familial status or national origin.
Listings and advertising
- You must have the right to list the property or business you submit, and the right to use any photos you send.
- We may edit for length and clarity, decline a submission, or remove a listing or ad at any time. We only list businesses we have confirmed are open, and we re-check periodically.
- Paid placements are labeled as such. Rates, spot limits and terms for sponsors are set when you sign up.
- Fees paid for a listing or sponsor spot cover the period agreed and are not refundable once the listing or ad is live, unless we remove it for a reason that isn't your fault.
Photos you send us
You keep ownership of your photo. By sending it, you give VaLeigh Cove LLC permission to show it on this site and in posts about this site, with your name as the credit if you asked for one. You can ask us to take it down at any time.

Our guides are general information written from public sources, checked on the dates shown. They are not legal, financial, engineering or navigation advice. Rules, fees, lake levels and hours change; confirm with TVA, the Corps of Engineers, the county and the business before you rely on anything here. Conditions shown on the site are not for navigation.

Text, photos, the Pickwick Lake Guide name and logo are owned by VaLeigh Cove LLC or used with permission. Please link to us rather than copying. Business names and logos belong to their owners.
Limits
